General Policies and Rules

Here at Fisherman's Cove Resort we strive to provide our guests with an exceptionally clean, safe, and friendly private resort. The following Resort Policy/General Rules have been established based on industry standards, management and operational procedures.  These Resort Policy/General Rules are considered a part of our reservation agreement with you.  As our resort guest, by reading and signing your registration/confirmation you are agreeing to abide by all of our Resort Policy/General Rules, terms and conditions, and procedures.  These Resort Policy/General Rules are presented here to help promote our guests’ safety and enjoyment and to ensure that each guest is aware of the understandings between Fisherman's Cove Resort and the guest.  Our Resort Policy/General Rules may change from time to time, so please check back often.

Fisherman’s Cove Resort Policies

1. Making a Reservation

You can book directly on our website anytime or call our office direct at (509) 775-3641.

​

-A valid credit card or payment method is needed to confirm your stay unless otherwise agreed upon. You may pay with a personal check if reserving through the office.


-All bookings are based on availability, so book early to secure your preferred dates!

​

2. Arrival/Departure
- Check-in: 4 PM
- Check-out: 11 AM
- Early check-in or late check-out may be available—just ask us! Extra fees may apply.

3. Cancellations & Changes 
- Cancel for free up to 60 days before your arrival.
- Non-Refundable Rate: Within 2 weeks of arrival dependent on reason for cancellation.
- Changes to your booking (dates, room type) are possible if rooms are available.

4. Payment
- Payment can be made at booking with balance due on departure.
- Accepted payments: most/all including Visa, Master Card, Discovery, and Apple Pay
- Any extra charges during your stay (food, drinks, activities, store purchases, boat/kayak rentals and dog fees) will be settled at check-out.

5. Who Can Book
- Guests must be 21+ to book a room or RV site.

​

6. Cabin/RV Site Occupancy
- Each cabin/RV site has a maximum number of guests allowed. See Cabin Rates and Rentals page. Exceeding the max occupancy may result in additional charges or removal from premises. 

​

IMPORTANT: Bedding: Guests are required to bring their own bedding and towels. Mattress protectors, kitchen towels and bath mats are provided. The cabin descriptions indicate the number and types of beds. 

For those traveling from long distances (i.e. flying) or who cannot bring their own linens please call and talk to the office and we can make up your cabin for you.

 

7. Quiet Time
- We have an enforced quiet time of 10:00 p.m. Please respect your neighbors!

8. Dock Safety/Rules:
- Children under 12 must wear a lifejacket and be accompanied by an adult while on any dock.
- We do not charge or reserve any slips for mooring but request that dock users respect other’s mooring spaces.

Pet Policy

Fisherman’s Cove is a pet friendly Resort; we enjoy meeting new four-legged friends! To ensure a safe, enjoyable and comfortable experience for all guests, we ask that you review and adhere to our pet policies as shown.

​

Pet Eligibility
- Pets allowed: Dogs and cats only.
- Maximum number: 2 pets per cabin/RV spot unless otherwise agreed upon through management.
- While Fisherman's Cove does not require pets to be vaccinated for entry, we strongly recommend that all pets are up-to-date on routine vaccinations, including rabies, distemper, and other common preventable illnesses. Vaccinations help protect your pet, other guests’ pets, and our staff, ensuring a safe and healthy environment for everyone.

Pet Fee
-A non-refundable pet fee of $20 per day (per pet) applies.
- Additional cleaning/damage fees may be assessed for damage or excessive cleaning required.

​

Pet Behavior & Supervision
-Pets must be well-behaved, non-aggressive, and under the owner’s supervision and control at all times.
- Pets must be leashed or in a carrier while in public areas.
- Owners are responsible for cleaning up after their pets immediately.
Pet-Free Areas
- Certain cabins are designated as pet-free; please confirm at booking.

Health & Safety
- Pets exhibiting aggressive or disruptive behavior that is not controlled by owner will be asked to leave the property.
- Owners are responsible for any injuries or damages caused by their pets.
- In case of emergencies, local veterinary services may be available on weekdays; contact the front desk for assistance. Emergency or after-hours issues may only be available in Colville or Spokane.

Guest Considerations
- Please respect other guests, especially those with allergies or fear of animals.
- Noise disturbances such as uncontrolled barking, whining or howling will not be tolerated.

​

Check-In & Check-Out
- Pets must be registered at check-in. Please don’t let us accidentally discover that you have an undeclared pet.
- Pets will not be left unattended in cabins. Period.

 

We’re thrilled to welcome you and your furry companions. By following these guidelines, we can ensure that every guest—human and pet alike—enjoys a safe, relaxing, and memorable stay.

9. Privacy
- Your information is safe with us. We only use it to manage your booking and provide services.
- We never sell your personal details to third parties.

​​

10. Unforeseen Events
- Sometimes things are out of our control (like weather or government restrictions). If that happens, we’ll do everything we can to help, but the Resort cannot be held responsible.

​

11. Insurance Restrictions
- No use of resort property by unregistered guests including fishing, swimming, leisure and (boat, kayak and paddleboard rentals). 

​

EXCEPTION: Non registered guests are welcome to dine at the Snack Shack.

​

- No one under the age of 21 may rent or operate a rental boat without an adult present. Refer to Boat Waiver and Release Agreement signed at time of rental.

​

- Discharge of ANY firearm (including airsoft, BB gun and paintball) is absolutely forbidden on resort property and will result in immediate removal from the premises without refund.  

​

- Discharge of fireworks without permission is not allowed on resort property at any time and will result in immediate removal from the premises without refund. 

​

-ATV / Off-Road Vehicle Policy


For the safety of our guests and to preserve the peaceful atmosphere of the resort, the use of ATVs, UTVs, dirt bikes, and other off-road vehicles is not permitted anywhere on the resort property. This includes transport from cabins, RV spaces, parking areas, trails, beaches, and all common areas.

Guests arriving with these vehicles must keep them trailered or transported off property before use. Operation of (non street legal) off-road vehicles on resort grounds is strictly prohibited at all times.

12. Liability
We do our best to keep you safe, but we’re not responsible for personal injury or lost or damaged belongings. Guests should follow resort rules and local laws during their stay.

13. Property Damage and Liability Policy

Guests agree to maintain all resort property, accommodations, furnishings, equipment, and amenities in a clean and undamaged condition throughout the duration of their stay.

The registered guest is financially responsible for any damage, loss, theft, or excessive cleaning resulting from their actions or the actions of their occupants, visitors, or pets.

14. Open Fire, Barbecue, & Burn Ban Policy

For the safety of our guests, property, and surrounding natural areas, all open fires must comply with the following guidelines:

-Permitted Fires

  • Open fires are allowed only in the designated fire pit and approved fire rings by the resort.

  • Fires must be kept to a reasonable and controlled size at all times.

  • Only clean, dry firewood may be burned. The burning of trash, construction materials, plastics, or hazardous items is strictly prohibited.

  • Propane-fueled units are allowed when wood fires are banned because they do not produce sparks or embers. 

-Supervision Requirements

  • Fires must be attended at all times by a responsible adult.

  • Guests are responsible for ensuring fires are fully extinguished before leaving the area or retiring for the evening.

-Burn Bans & Restrictions

  • Guests must comply with all local, county, and state burn bans and fire restrictions.

  • No open fires are permitted during active burn bans, regardless of fire pit use.

  • The resort reserves the right to prohibit or extinguish any fire at any time due to weather conditions, safety concerns, or regulatory requirements.

-Safety & Enforcement

  • A water source or fire extinguisher is strongly recommended to be kept nearby.

  • Failure to follow this policy may result in immediate extinguishment of the fire, fines, and/or removal from the property without refund.

By lighting a camp fire on the property, guests acknowledge and agree to comply with this policy and assume all responsibility for safe fire use.

-Damage to Property-
Any damage to buildings, cabins, RV spaces, fixtures, furniture, appliances, equipment, landscaping, or other resort property caused during a guest’s stay shall be the responsibility of the registered guest. The resort reserves the right to charge the guest for the full cost of repair or replacement, including labor and associated service fees.

-Missing or Broken Items-
Guests will be charged for any items that are broken, destroyed, removed, or missing from the premises, including but not limited to furniture, electronics, kitchenware, décor, linens, and equipment. Charges will be based on the full replacement cost of the item.

​

-Mattresses, Bedding, and Linens-
Mattresses, bedding, linens, and other soft furnishings that are excessively soiled, stained, burned, or contaminated (including but not limited to bodily fluids, food, oils, or other substances) may require professional cleaning or replacement. The responsible guest will be charged for all associated cleaning or replacement costs.

-Excessive Cleaning-
Accommodations requiring cleaning beyond normal housekeeping standards may result in additional cleaning fees. This includes but is not limited to excessive trash, food spills, bodily fluids, strong odors, pet waste, or other conditions requiring specialized cleaning.

​

-Unauthorized Removal or Alteration-
Removal, relocation, or alteration of resort property without prior authorization is prohibited. Any resulting damage or loss will be charged to the responsible guest.

​

-Right to Charge for Damages-
The resort reserves the right to charge the credit card on file or otherwise bill the responsible guest for any damages, excessive cleaning, or missing property discovered during or after the stay.

​

-Inspection-
All accommodations are subject to inspection after guest departure. Any damages identified during inspection will be documented and assessed accordingly.

​

By digitally signing or mailing a signed confirmation, the undersigned acknowledges that they have read and agree to all resort policies and terms of occupancy. The undersigned accepts full responsibility for the actions of all occupants and guests and agrees to pay for any damages, missing property, excessive cleaning, or policy violations occurring during the stay.

​

The resort reserves the right to charge the credit card on file or pursue additional recovery for any damages or unpaid charges.

​

I/We understand and agree, by assigning signature that Fisherman’s Cove Resort, Inc. does not assume or accept and is held harmless from any responsibility/liability for accidents, losses or injuries to me/my family or guests for any reason or cause.

​

We appreciate your cooperation in helping maintain a quiet, safe, and family-friendly environment for all visitors. Failure to comply with this policy may result in removal from the property without refund.
